$3.2M mission-adobe in La Crescenta comes with mid-century modern pool house

A La Crescenta mission revival-style home, built by the descendant of the second Spanish land grant holder in California, is on the market for $3.15 million.

Completed in 1949, the 2,156-square-foot dwelling credited to Paul Verdugo sits on a nearly three-quarter-acre hillside lot in the coveted Briggs Terrace neighborhood. It has three bedrooms, two bathrooms and a 475-square-foot, mid-century modern pool house with one bathroom dating to 1960.

Verdugo, described in the listing as a renowned expert in mission-adobe buildings, is only credited with the main house.

Records show the owner bought the property in August 2022 for $2.315 million and has since reimagined and modernized the main house without compromising its original character.

Inside, a curved corner fireplace anchors the all-white living room, which has a wood beam ceiling, adobe-brick walls and a Saltillo tile floor.

Just outside the picture window is a pergola-covered patio. Windows also frame the redwood, pine and fruit trees that surround the house.

The newly expanded kitchen features a large island with seating, Carrara marble countertops, an Aga range and a Thermador built-in refrigerator.

A corner fireplace warms the primary bedroom, which now features a spacious walk-in closet. There’s another corner fireplace in the primary bathroom, newly equipped with a full steam shower and a standalone tub.

Outside amenities include a pool with a diving board and a fire pit near the pool house.

A two-car garage adds to the offering.

News archives reveal Verdugo, a Redlands native who died following a long illness in 1953 at 50, was an expert in adobe construction . For more than 20 years, his Paul Verdugo Co. produced building material for new homes throughout Southern California, including a $10,000 adobe dwelling in Yucaipa.

That 1936 Spanish colonial ranch revival appeared nearly a decade ago on Brett Waterman’s “Restored” series.

Verdugo is also identified as a descendant of Cpl. Jose Maria Verdugo, a late 18th-century soldier who helped the Spanish king secure his claim in California. For his service, he received more than 36,000 acres of what today includes Glendale, La Cañada Flintridge and La Crescenta.
