Village of Niles announces 2 Open House meetings for Golf Mill redevelopment

The village of Niles and representatives from the Golf Mill Shopping Center are hosting two open house sessions to discuss the mall’s planned redevelopment.

The sessions, scheduled for June 10 and 11 from 6:30 to 8:30 p.m., will take place inside the mall’s Center Court at 239 Golf Mill Center, Niles. A news release from the village said Mayor George Alpogianis, the Village Board of Trustees and representatives from the Sterling Organization, the mall’s owner and developer, will provide information and discuss the status and plans for the mall’s redevelopment.

In Sept. 2023, the Village Board approved a non-binding agreement for the village to invest up to $96 million in the project using tax increment financing for the first phase of renovations to the mall. A formalized, legally binding redevelopment agreement is yet to be approved by the Village Board.

According to previous reporting, phase one of the project is expected to cost Sterling $206 million and would include tearing down or renovating 550,000 square feet of new or renovated retail space. A water feature, such as a pond, will have a replica of Golf Mill’s original water wheel and is slated to be surrounded by high-end stores and restaurants. The first phase also includes a 300-unit luxury apartment building on the southwest corner of the mall’s property and a privately owned plaza for public gatherings and events, per the agreement.

Once complete, a proposed second phase of building could incorporate mixed-use with potential entertainment, hotel, office, residential, retail or medical spaces included, per the agreement. As many as 600 more luxury apartments could be built as well.

“This is an exciting time for our Village,” Alpogianis said in the news release. “The Golf Mill Town Center redevelopment is a catalyst for a renaissance of the mall, surrounding businesses and our village. The property will be a safe, vibrant, and family-friendly landmark that our residents and business community will cherish for years to come.”
